This year new measures to improve the energy performance of our commercial buildings have been introduced by the government as our buildings are responsible for almost 50 per cent of the UK's energy consumption and carbon emissions. Communities and Local Government is introducing measures in England and Wales to improve the energy efficiency of our buildings, including:
introducing energy performance certificates for properties providing A-G efficiency ratings and recommendations for improvement requiring public buildings to display energy certificates requiring inspections for air conditioning systems
giving advice and guidance for boiler users. The reforms are currently being rolled out. From 1 October 2008 all properties - homes, commercial and public buildings - when bought, sold, built or rented will need an EPC. Larger public buildings will also need to display an energy certificate. This work is part of European legislation - the Energy Performance of Buildings Directive - which all member states must adopt. Energy assessors like tees surveyors are responsible for carrying out assessments and producing Energy Performance Certificates and Display Energy Certificates and associated reports to display on your premises.
An assessment for an EPC involves
Our accredited energy assessor will visit your property to conduct an energy assessment for the existing buildings. During the assessment we will collect information on the property, which includes details of its dimensions, construction and heating and hot water provisions. The time taken to perform an energy assessment will vary according to the size and nature of the property. We then feed this information into the approved software programme which produces the Energy Performance certificate and the recommendation report. We will then record the certificate onto a national register via our accreditation scheme and provide the seller, or prospective landlord with a copy. The certificate is then ready to be given to new building owners or made available to prospective buyers or tenants.
