Our Service includes
1. Visiting you at your property, and providing a rental valuation and any other advice which you may require about letting your property.
2. Advising you on compliance with the various safety regulations.
3. Locating suitable tenants. Your property will be advertised if necessary, however we have excellent contacts with various company and other establishment personnel departments, and furthermore usually have tenants waiting.
4. Accompanying tenant applicants to view the property.
5. Obtaining and evaluating references and credit checks.
6. Preparing a suitable tenancy agreement and arranging signature by the tenant.
7. Collecting and holding as stakeholders a deposit (bond) from the tenant.
8. Preparing an inventory and schedule of condition.
9. Checking the tenant into the property and agreeing the inventory.
10. Supervising the transfer of gas, electricity and council tax accounts into the tenant's name.
11. Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement from our computerised management systems.
12. If required paying regular outgoings for you from rental payments.
13. Inspecting the property periodically, and reporting any problems to you.
14. Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.
15. Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement as necessary.
16. Checking tenants out as required, reletting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.

We maintain a flexible attitude, and are generally able to adapt our service to meet our client's individual circumstances and needs, for example by providing a part only service, or alternatively by taking on additional tasks and duties.

Our initial letting charge is one weeks rent of the first months rental, and our ongoing management commission is 9.5% of rental payments. We make no admin charges for renewals of existing agreements.
There are no other standard fees or charges. No up front charges - nothing to pay until a tenant moves in and starts paying rent. There is currently no V.A.T. to pay.
Let only fee is two weeks rent. Includes all legal documentation, comprehensive referencing, viewings and check in.

Tenants:
General Information
We consider ALL tenant applications.
We will try and indicate whether you will be successfull for a chosen property / accommodation over the phone or by e' mail. This saves time and disappointment.
All tenants will be referenced through Homelet, and in most cases Homelets decision is final.
ABBA make a charge for referencing and the associated administration cost's.

Who Can Apply
Professionals, students, families, couples, sharers and singles are all welcome to apply.
However it is ABBAs policy that tenancies will only be granted to persons aged 18 and over.
We will consider DSS applicants for certain properties, but only with the Landlords permission.
You will need to give us permission to discuss your particulars with the local authorities.
We will accept pets within reason but again only with the Landlords permission.

The Application Process
Once suitable accommodation is found and you wish to proceed :-
You must complete our referencing application form and permit us to run credit checks and obtain previous landlord and employment references as applicable.
In some cases, for example student lets, a guarantor will be required.
You will then be asked for a holding deposit on the accommodation you have chosen (this is later taken off the security deposit payable) and you will also need to pay the fee for undertaking the referencing and the associated administration cost as stated above.
The holding deposit secures the property in your name for a move in date that has been mutually agreed and the property is no longer marketed until the referencing reports are received.
Should a tenant be declined and there is no way forward then the holding deposit is returned to the tenant but the referencing fees are retained by ABBA as liquidated expenses.

Completion
We will ask for the following:-
Prior to move in day the balance of the deposit will be required and the first months rent which is always paid in advance. Both deposit and rent need to be paid to ABBA in cleared funds before the move in occurs. Sometimes we will accept cash on the day of move but if paying by cheque you need to allow ten working days.

Finally
As a tenant of ABBA you will received a top quality and fair service from the day of your first viewing to the day you move out. We will ask you to sign an inventory and an Assured Shorthold Tenancy agreement and providing the conditions have been met within these agreements you WILL be returned your full deposit. Be assured all our properties have periodic gas and safety checks undertaken, we will answer our queries and resolve any issues that could arise.
