  "Working in the demanding high end serviced apartment market requires beautifully presented apartments that achieve instant lets and return clients. Tricia has worked with us on dozens of properties turning tired looking apartments on low end rental into top end apartments that are snapped up on first viewing.
  
  Whenever we take on a new apartment or have an existing but difficult to let apartment we simply call in Tricia who not only completes the décor and furnishing but provides a one stop shop for lighting and building work via her access to all types of trades with whom she works on a regular basis. Whether it be new kitchens, bathrooms, flooring or anything else it is there with one simple telephone call. Having been so pleased with her work she is now engaged transforming my own home.

  ""Tricia has given us really excellent advice and support while we have been re-designing the interior of our house. She spent a lot of time listening to what we wanted and understanding what was important to us before starting to formulate her designs and plans. Tricia has a real eye for design and colour and we have been absolutely delighted with the results. Before working with Tricia we tried to do things ourselves and ended up making quite a lot of expensive mistakes! Tricia is even able to source trades people at very sensible rates and their work is done quickly and very well. One final thought, some designers we have come across make you feel ignorant and stupid - Tricia is completely the opposite and is just so friendly and helpful"

  "Before Trish designed a new colour scheme for the Community Centre it was sometimes known as the `Neapolitan ice cream` Centre, pinks, greens and browns!!. Critics thought Trish`s ideas would never be accepted. Now the contemporary scheme is complemented by all the users of the Centre and this has been a factor in us increasing dramatically the hiring of the facility for events and weddings and has helped the Centre become financially viable.

  "Tricia has fully furnished a number of apartments that we have successfully Let.
  
  Furnished apartments are in greater demand than unfurnished. Currently in York, there appears to be an oversupply of unfurnished apartments
  
  All furnishings are coordinated, giving a professional look to the apartment , this gives the property an edge on other furnished apartments, often letting quicker.
  
  Tricia can offer a range of services from, advice to the full interior package or completed refurbishment.
  
  A few case studies:
  
  We were given 12 apartment to let and manage, Trica fully furnished and equipped each of these luxury apartments, they were completed to a high specification . All apartment were then let to a large international company on contract in York with rents ranging from £1100 pcm to £14000 pcm.
  
  These apartments were furnished
  
  We were asked to take over the management of a apartment that was dated but held a prime position in York overlooking the river. Once the apartment was completed renovated, the rental went form £650pcm to £360 to £400.00 per week for a serviced apartment.
  
  We had a dark, City centre apartment that we let unfurnished, we persuaded the owners to have Tricia provide a fully furnished apartment as we were getting little interest with the unfinished apartment with a terracotta carpet throughout! the apartment was usually let for £695.00 pcm. The owners are currently now achieving between £400 to £510 per week as a serviced let. Other furnished apartments that of the same size & furnished are currently achieving £895.00 pcm for and AST.
  
  We have a large quirky prime property that did not show too well unfurnished, the bedrooms appeared small with low slanting ceilings. Unfurnished, it looked disappointing. Trica completed the interior, had purpose built furniture made for the quirky rooms. We let the 2 bedroom apartment for £1500.00 pcm.
  
  A number of our clients have furnished the interiors successfully themselves with great results, other clients have had disappointing results.
  
  Landlords buy expensive apartments and often place in inappropriate furniture that does not show off the apartments to their best. We have just taken on a city centre apartment, the owners have furnished the apartment with a mix of modern furniture and what appears to be furniture from a "well to do" suburban house, they do not mix and the look is very disappointing, especially as the property is commanding a high rental. Equally, we have a 1 bedroom cottage owned by an artist and the interior is quirky and quite fabulous with individual pieces scattered throughout.
  
  We think Trica has the time and expertise to show a property at its best.

  "In 2009 / 10 we undertook major renovations to our period farmhouse in Durham. Tricia Douglas Interiors provided us with expert guidance and advice and through her vast experience and array of contacts created for us an elegant and timeless home.
  
  Tricia is a lady of impeccable taste with an outstanding talent for colour and attention to detail. She is also an extremely personable lady and easy to relate to. She listened to us, took on board our requirements and delivered everything we asked for. The results were superb, came in on budget and were of a vastly superior quality from anything else we had previously considered.
