Energy Performance Certificate (EPC)
Homes marketed for sale on or after 21st May 2010 will no longer require a Home Information Pack (HIP) in England and Wales. They will however, still require an EPC. Sellers will be required to commission an EPC at the point of marketing, but won't need to have received the EPC before marketing their property.
EPC's contain:
Information on your home's energy use and carbon dioxide emissions.
A recommendation report with suggestions to reduce energy use and carbon dioxide emissions.
EPCs carry ratings that compare the current energy efficiency and carbon dioxide emissions with potential figures that your home could achieve. Potential figures are calculated by estimating what the energy efficiency and carbon dioxide emissions would be if energy saving measures were put in place. The rating measures the energy and carbon emission efficiency of your home using a grade from 'A' to 'G'. An 'A' rating is the most efficient, while 'G' is the least efficient. The average efficiency grade to date is 'D'. All homes are measured using the same calculations, so you can compare the energy efficiency of different property.
How long is an EPC valid for?
The certificate is valid for 10 years and another certificate is not required if the homeowner sells the property, as long as the EPC certificate is still within its 10 year life span. Only on expiration of this 10 year period will another energy assessment be required.
