We are a small company, and we take our time over each assessment, ensuring
that we have all the information we need beforehand, and making sure that
every check that should be made, is made.

We believe that as you, the customer, are paying for a Certificate which
is a nationally required document without which your property cannot be
marketed, that Certificate should be produced using complete information and
that the necessary amount of time is taken to survey thoroughly all aspects
of the property.

*What is an Energy Perfromance Certificate?*

An Energy Performance Certificate (EPC) shows prospective purchasers or
tenants at a glance how energy-efficient your property is.

When you shop for a washing machine or cooker, you see a graph on the item
showing you whether it's rated as Band A, or B, or whatever. The graph on
an EPC shows you a similar rating. The idea is that someone looking to buy
or rent a home who is considering two or more different properties, can see
immediately which one will be the more energy-efficient - and so cheaper to
heat.

As well as telling you about the energy efficiency of a property, an EPC
also gives appropriate recommendations as to how the energy efficiency could
be improved.

The EPC does not tell you about the construction and condition of the
property.

*Why do I need one?*

Since October 2008 all properties whether being sold or rented out require
an EPC. The EPC is part of a series of measures being introduced across
Europe to reflect legislation which will help cut buildings' carbon
emissions and tackle climate change.

It is now necessary to have an EPC in place before the property can be
marketed

*How do I get one?*

Find a local qualified Domestic Energy Assessor (DEA) and discuss your
requirements with him/her. There are some cases where an EPC is not
required and they will be able to advise you on your particular situation.

*What will be inspected?*

If an EPC is required the DEA will undertake a thorough visual inspection of
all the relevant parts of the property. Accurate measurements will be taken
and all the necessary information obtained. The inspection can only be
conducted from the property itself (and any adjoining public space).

All reasonably accessible parts of the property will be inspected from
within the property's grounds and adjoining public and communal areas, just
from ground level. The DEA will use a ladder to assist in inspecting any
necessary elements of the property which cannot be accessed from ground
level, but only where the surface is no more than 3 metres from ground level
and where it is safe and practical to do so.

Internally, the DEA will access as many parts of the property as is safe and
practical.

The completed EPC will then be delivered, either by email or by post,
generally within 1-3 days after the inspection has taken place.
